Common Vaillant boiler faults & possible issues
Vaillant boilers are known for their reliability, but like any appliance, they can develop faults over time. Below are the most frequent error codes and symptoms we deal with, along with the possible issues behind them:
F.22 error – low water pressure
The boiler detects low system pressure and shuts down for safety.
Possible issues: leaks in the heating system (radiators, joints or valves). A faulty pressure relief valve (PRV) releasing water. Expansion vessel losing its charge or diaphragm failure.
F.28/F.29 – ignition failure
This fault indicates that the boiler is trying to ignite but fails (F.28) or the flame cuts out during operation (F.29).
Possible issues: blocked or faulty ignition electrodes, a weak or disrupted gas supply, frozen or blocked condensate pipe, flue restriction or unsafe flue, or a faulty gas valve or PCB.
Hot water but no heating (or vice versa)
This fault indicates that either the taps run hot but the radiators stay cold, or the reverse.
Possible issues: a stuck or faulty diverter valve (very common on Vaillant combis), a faulty thermostat or central heating controls, airlocks or blockages in the heating system, or a failed plate heat exchanger.
Boiler losing pressure overnight
This fault indicates that the boiler’s pressure keeps dropping to zero despite topping up.
Possible issues: leaks under flooring, behind walls or in pipework, a faulty PRV allowing water loss, a failed or flat expansion vessel, or micro-leaks that only appear under system pressure.
Strange noises – kettling, banging, gurgling
This fault indicates that the boiler sounds like a kettle boiling, whistles or bangs when running.
Possible issues: limescale build-up on the heat exchanger (especially in hard water areas), sludge or debris restricting water flow, air trapped in the system, or a failing or noisy circulation pump.
F.75 fault – pump or pressure sensor issue
This fault indicates that the boiler cannot detect pressure changes when the pump is running.
Possible issues: a faulty pump or pressure sensor, seized or failing circulation pump, blocked or faulty pressure sensor or sludge build-up preventing correct circulation.
Other common Vaillant faults we repair
• F.20 – overheating: caused by blocked circulation or faulty sensors.
• F.24 – dry fire / no water: system empty, airlocked or pump failure.
• F.27 – flame detection fault: moisture damage, faulty electrodes or PCB error.
• F.32 – fan fault: fan seized, loose wiring or flue restriction.
• F.61 / F.62 – gas valve fault: faulty gas valve, wiring issues or PCB communication failure.
• F.72 – flow/return sensor error: inconsistent sensor readings or wiring issues.
• Frozen condensate pipes: common in winter, stopping boiler ignition.
• Leaking boilers: from seals, heat exchangers or auto air vents.
• Uneven heating: radiators hot at bottom but cold at top due to air or sludge.
• Intermittent heating/hot water: often linked to failing PCB or weak sensors.
Our repair process
1. Initial inspection – full visual/physical check of boiler and system.
2. Diagnostics – combining years of knowledge and the latest hardware to identify the exact fault.
3. Safety checks – expansion vessel, flow rates, pressures and flue safety.
4. Repairs & replacements – only genuine Vaillant parts fitted, 90% on the same day.
5. System protection – check inhibitor levels, strainers and filters.
6. Final testing – heating and hot water tested.
7. Digital service report – detailed record of work, with photos if required.
